What kind of properties does Benacre finance?
We finance commercial and investment real estate — from 1–4 and 5–10 unit residential investment properties on up to multi-family, mixed-use, warehouses, strip malls, and commercial buildings.
Are you a direct lender?
No — we are a mortgage broker with relationships with a number of different lenders, which enables us to find the best fit for your needs.
Do you ask for any money up front?
No. We get paid when your loan closes.
Do you finance owner-occupied homes, business loans, or personal loans?
No. Benacre finances real estate only — commercial and investment properties. We do not offer owner-occupied home mortgages, business loans, or personal loans.
What if my property or my tax returns don't fit bank guidelines?
That's exactly what we do. If the property does not fit bank guidelines, or your tax returns are not what the bank is looking for, call us. We specialize in solving financing challenges and finding a lender that fits.
What types of loans do you offer?
Rehab and fix-and-flip, bridge, purchase, refinance, and ground-up construction loans for commercial and investment real estate.
How quickly will I know if my deal is possible?
Our team moves fast, underwrites thoroughly, and tells you right away if your deal is possible — with honest, upfront answers about your eligibility and no false promises.
How do I find my EIN (Employer Identification Number)?
Your EIN appears on the confirmation notice the IRS sent when you applied (IRS Notice CP 575), on prior business tax returns, and on many bank or license documents. If you can't locate it, the IRS Business & Specialty Tax Line can help you retrieve it.
How do I get an EIN certificate or confirmation letter?
If you need a new EIN, you can apply directly with the IRS (Form SS-4, or online at IRS.gov). To confirm an EIN you already have, you can request an EIN verification letter (Form 147C) from the IRS.
How do I get a Certificate of Good Standing for my LLC?
A Certificate of Good Standing (sometimes called a Certificate of Existence) is issued by the Secretary of State in the state where your LLC is registered. Most states let you request one online for a small fee, and it confirms your entity is active and up to date on its filings.
How do I get a copy of my Social Security card?
You can request a replacement Social Security card through the Social Security Administration at SSA.gov, or by visiting or contacting your local Social Security office.
